Just been to a solicitors presentation about buying property and what to be careful about - he gave SEVERAL examples

- Property having "ransom" strips attached to them whereby YOU as the OWNER get charged for crossing this "strip" to get to you house (you can be charged up to a THIRD of the property value)
- Buying a property in the vacinity of a church and being viewed as part of the church "area", this could mean that in the deeds you need to contribute to the upkeep of the church (nice new roof that it needs  Shocked )
- Distance from the MAINS sewer, you are liable for the upkeep and repair of the drains from your house to the mains sewer so the distance you are AWAY from the mains sewer is CRUCIAL
- Property being on a flood plain (environmental agency will tell you how "at risk" your house is in the event of a "worst case scenario"
- Something to do with "Common Land" which I forget  Rolling Eyes

Anyway  Rolling Eyes someone asks if ALL this information is available in the Home Information Packs the government FORCED through parliament (on the back of the hunting bill  Rolling Eyes ) as this was very important information to the buyer of the property - the plain answer.....................NO (and electrician then pipes up that it WILL tell you if the property has "loft insulation"  Laughing  Laughing (which of course is much more important  Rolling Eyes )

An estate then says he has 2,000 HIP's in his office for the properties on his books and since they were LAUNCHED he has received ZERO enquiries from people wanting ANY

(of course they have GREATLY improved the time scales of the house buying process  Rolling Eyes like fuck they have) Evil or Very Mad

There's a property like that near Oundle, it was on Grand Designs when it was built, its basically a huge box with a glass front

I havent submitted a bid yet, but I know its up for sale, the couple are getting divorced

I saw that 1, not one of the better designs. They had to do an extension cos they had another child.

Home Information Packs? More like another stealth bloody tax.

Much of the info required is apparently covered in the surveyors report - but as it's not been done by an independent surveyor the building society will insist you get a seperate surveyors report....

The brother-in-law very nearly bought a house with a public footpath running through the back garden. The house was a new build and the builders just fenced in the garden area without bothering to get permission to move the path...fortunately it came to light in time. The solicitors advice was "Oh, it probably doesn't matter..." although they were oddly reluctant to put that in writing - try telling that to the local ramblers association once they found out, eh?.
